 Building Description:    The facility is designed with the 1890's Gold Rush theme with Cedar Siding, Bay Windows and Decks.  Entrance lobby incorporates a polished brass ceiling system to give the facility a feeling and flavor of gold.  Other materials are included for sound control all office walls are insulated and include resilient sound clips under the drywall.  Since this is a new facility all the building materials are non-hazardous such as the paint does not include lead or the insulation does not have Asbestos. The facility is non-smoking at this time.   The building owner made the facility a totally smoke free environment. Based on  an environmental assessment and impact,  the property was determined to be free of hazardous materials and to be environmentally safe.

Building Requirements:     The facility incorporates the latest requirements for Handicap Access by the  Federal Mandated ADA Requirements.  All areas of the facility meet these requirements by providing a Main Passenger and Service Elevator, Street Level Entrances, Ramp Access from Parking Areas, Stairs meet minimum and maximum rise and run requirements.  Two entrances also go beyond the ADA minimum requirements by providing Automatic Push button door operators.   The Elevator Lobbies on the second and third floors also incorporate "safe" areas for individuals in Wheel Chairs or Other Impairments to wait in case of fire.   These areas have automatic closing doors to close off the lobbies from the rest of the facility in the event that the smoke detectors go off.

     The facility is located out side of the 100 year flood plain.   The facility is waterproof against a 500 year flood by incorporating a waterproof 32" wall above finish floor line.

     Additional flexibility is incorporated in the lighting design and electrical distribution system.  A typical office, for example, includes separate outlets for power,  communications, and computers, and separate power for lighting.

Building Construction:    The facility also includes the latest energy efficient design with double wall construction, insulated vinyl windows, 24" roof insulation and 32" first floor insulation, a tight vapor retarder is sealed behind any wall penetrations such as Electrical Outlets, the exterior is sealed from wind infiltration by including Tyvek building wrap, the roof overhangs also incorporate flashings and guttering while the pre-finished metal roof incorporates snow stops. The building is ventilated by utilizing the latest technology in Heat Recovery Ventilation Units.

The building is constructed with steel columns and beams as well as wood glu-lams to allow most of the interior walls to be non-bearing.   Non-bearing walls can be relocated when a business needs to expand or alter their space layouts.   The concept of flexibility was considered in the heating and ventilation layout such that many areas have more than one heat zone. The building has over thirty different zones through out the facility.  This is also helpful when tenants have computer equipment, printers, copiers, or other heat generating equipment’s.

Sprinkler:    The facility has a Sprinkler System through out which adds additional safety to the facility.  This incorporation of Sprinklers also help reduce Fire Insurance rates not only to the building owner but also for any Tenants that purchase Business Insurance.
